Latitude 45 is a 13-story high-rise apartment that is being built by Doran Construction for Alatus. Located at 301 Washington Avenue, this building is due to be complete by late 2015. It will include a restaurant by Ryan Burnet and a third-floor rooftop dog park.

Construction update on December 7, 2014:

Once the largest flour mill in the world, Pillsbury’s A Mill is being rehabbed by Dominion. The renovation will retain a lot of the building’s historic features, and will be one of the most unique housing addresses in the city once it’s finished. It will contain 240 affordable housing units geared toward local artists. This building is on the National Register of Historic Places and is a National Engineering Landmark.

4Marq is a 30-story residential tower by Mortenson. It’s going up at 4th Street and Marquette Avenue, on the same block as the 26-story Nic on Fifth residential tower and the upcoming 9-story Xcel Energy headquarters.

I love the design of this building, with a body white (albeit precast) shell surrounding a simple glass tower. This building won’t change the skyline, but it will be a nice addition from certain, northerly angles of downtown. [Read more about 4Marq HERE.] The white is such a nice contrast to our typical, Minneapolis style – which I love. This is one of several massive proposed or under construction residential developments in downtown.

On that subject, Minneapolis definitely has its own architectural theme. The Minneapolis style is typified by the use of blue or green reflective glass, warm colored stone (often quarried from southwestern Minnesota) and matte metallic accents. Examples include the Minneapolis Central Library, Target Field, LaSalle Plaza, the currently under construction Orchestra Hall and, my favorite, the IDS Center (International Style, to be specific, on the latter).

This building will be the Minneapolis version of 432 Park Avenue, proposed to soon be the tallest building in New York City. One thousand feet shorter, of course, for our version…

I’m very excited about The Nic on Fifth, a strangely named luxury apartment high-rise replacing one of the most blighted blocks on the north end of Nicollet Mall in downtown Minneapolis. Here is its progress as viewed from the Fifth Street Towers – thanks Clifford! Below that, you’ll see a rendering of the finished product. When Opus is done, they’re building the new Xcel Energy headquarters directly to the north. While many wanted this building taller – or even its originally proposed 33 stories – it will be a huge upgrade to the city.

Again, a big thank-you to my friend Cliff for taking the aerial shots! Click on the images to view them larger, and for the captions that contain some engineering knowhow that I do not possess.

Mill & Main is a two-phased luxury apartment development under construction on St. Anthony Main, adjacent to the soon-to-redeveloped Pillsbury A Mill complex.

Here are updates of Phase 2 construction as of June, 2014:

Judging by the soundtrack of this video made by the developer, Doran Companies, this place is going to be funky as shit.

Here are some recent construction update pics, as well as some of the A Mill. As you can see, the second phase has begun, while the first is open for business. Last updated October 5, 2013.

The Station on Washington is another big ole’ apartment building underway along Washington Avenue-Central Corridor light rail within the University of Minnesota’s Stadium Village neighborhood. Designed by Opus, this will contain 97 apartment units and is slated to be completed in August of 2014.

While I was in the neighborhood, I took a few pictures of Moos Tower and Phillips-Wangensteen Building. I loved exploring these two behemoths when I was a student at the University.
